Terms of Service

The terms for ordering and using a Majestic Insite memo.

Effective November 1, 2026

Last updated: November 5, 2026

A Majestic Insite memo is a research product. It is not legal advice and it is not attorney-reviewed. We do not guarantee an approval or any city outcome.

About these terms

These Terms of Service ("Terms") are an agreement between you and Majestic Insite LLC, an Arizona limited liability company ("Majestic Insite," "we," "us"). They apply to majesticinsite.com and to every memo, add-on and other service you order from us (the "Services"). By placing an order or using the site, you agree to these Terms and to our Privacy Policy. If you order for a company, you confirm you can bind it to these Terms.

What we provide

Majestic Insite provides research products: memos that organize public records, zoning and land-use rules, precedent and process information for a property, with citations and a status on each finding. Our research uses software, including AI-assisted tools, and each memo says so.

A memo is not legal advice. It is not reviewed by an attorney, and we do not offer attorney review. An Insite Essential memo is an automated research report and is not human-reviewed. An Insite Professional memo is the same research report, personally reviewed by our founder, Spencer Dela Cruz, who adds his notes on potential strategy, red flags and items to keep in mind. That founder review is not legal advice and is not attorney review. We are not your lawyer, and nothing we provide creates an attorney-client relationship. A memo is also not a survey, title report, engineering or environmental study, appraisal or a determination by any city or agency. It does not replace a city permit, plan check or written zoning confirmation from the city. For legal questions, talk to a licensed attorney. For technical questions, talk to the right licensed professional.

No guarantee of approval or city outcomes

We do not guarantee that any project, use, permit, rezoning, variance or approval will be granted, or how long a city will take. Cities and their staff, commissions and councils make their own decisions, and codes, policies and facts change. Descriptions of past approvals, votes or timelines are history, not predictions. Estimates of timeline, cost or risk are our reading of the record, not promises.

Sources and accuracy

Our sources are public records, such as municipal codes, agendas, minutes, staff reports, assessor data and other government publications. Public records can be incomplete, out of date or wrong, and we can only report what the sources available to us show as of the date of the memo. Each memo lists its sources, its gaps and anything we could not verify. Our research uses AI-assisted software, which can misread or omit information. A finding marked "Verified" means we matched the quoted text to the cited source page. It does not mean the source is current or correct, that the finding is a legal conclusion, or that the city will interpret or apply it the same way. Please verify the points that matter to your decision with the city and with qualified professionals before you buy, pay for plans or commit capital. We correct material factual errors we confirm in a delivered memo, as described under Refunds and corrections.

Ordering and payment

Prices are shown in U.S. dollars at checkout and include only what the order summary lists. Payment is processed by Stripe when you order. You are responsible for any taxes that apply to your purchase.

Some add-ons depend on a government agency. The City / Zoning Confirmation Letter is paid in advance and starts at the price shown. Any additional city fees or requests are quoted to you and approved by you before we proceed. For a public records request add-on, agency fees and copying charges are passed through at cost, and you approve them first.

Turnaround

Delivered in 72 hours (3 business days) as standard; 48-hour and 24-hour delivery are paid upgrades. Standard delivery is included in the base price, so it has no delivery-speed fee. Hours are counted on business days and start when we have your payment and a complete order, including a property we can identify. If you buy 48-hour or 24-hour delivery, we will deliver the memo within that time, counted as described above. If we do not, we refund the delivery-speed fee for that order, and that refund is your only remedy for late delivery. The memo is still yours. If we cannot meet a rush time, we will tell you before we start, and you can cancel for a full refund or keep standard delivery and get the speed fee back. Add-ons that depend on a city or agency, such as a public records request or a city letter, run on the agency's schedule, and we may deliver them after the memo as an addendum. If your information is incomplete or unclear, we may ask you for more, and the time starts again when we receive it.

Refunds and corrections

This is our refund policy:

  • Before work starts: you can cancel for a full refund until we begin research on your memo. We email you when work begins.
  • Add-ons we have not started: refundable in full. Agency fees already paid or submitted for a records request or city letter are passed through at cost and are not refundable.
  • If we miss the 48-hour or 24-hour delivery time you paid for: we refund the delivery-speed fee for that order (the 48-hour or 24-hour charge). That refund is your only remedy for late delivery. The memo is still yours.
  • After delivery: we do not refund a delivered memo, except where it contains a material factual error. Email us within 14 days of delivery with the error and the source. We will correct it at no charge, or if we cannot, refund the affected part of the order.

Email hello@majesticinsite.com to ask. We reply within two business days, and approved refunds go back to your original payment method. If you dispute a charge with your card issuer, we may give the issuer your order record, our delivery records and these Terms.

Your responsibilities

You agree to give us accurate and complete information, to have the right to ask us to research the property, and to use the memo lawfully. You are responsible for your own decisions about the property, including whether to buy, lease, design or build, and for getting the professional advice you need.

You must be at least 18 and able to enter into a contract. Our Services are for properties in the United States.

Our communications with you are not privileged. Information you give us can be subject to legal process in the same way as other business records. If you want attorney-client privilege, talk to a licensed attorney.

Confidentiality

We keep the information you give us about your project confidential, and we do not ourselves use it to train AI models. Third-party service providers, including AI-assisted tool providers, handle it as our Privacy Policy describes. Public-record findings in a memo come from public sources, and we may keep and reuse those findings in later research. We do not reuse the memo as delivered to you, your identity, your intended use, your notes, or the fact that you ordered a memo about a property, for any other client.

Your license to the memo

When you have paid in full, we give you a non-exclusive, non-transferable license to use the memo and its contents for your own internal business purposes, to evaluate and pursue the project it covers, and to share it with your lenders, investors, consultants and advisors for that purpose. You may not resell the memo or republish it as a product or service. We keep all rights in our methods, templates, software and research data.

Disclaimer of warranties

THE SERVICES AND EVERY MEMO ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT THE LAW ALLOWS, MAJESTIC INSITE DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS AND NON-INFRINGEMENT, AND ANY WARRANTY THAT A PROJECT WILL BE APPROVED OR THAT A CITY WILL ACT IN A PARTICULAR WAY.

Limitation of liability

TO THE FULLEST EXTENT THE LAW ALLOWS, MAJESTIC INSITE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST OPPORTUNITIES, PROPERTY PURCHASE OR DEVELOPMENT COSTS, OR DELAYS, ARISING FROM THE SERVICES OR ANY MEMO, EVEN IF WE WERE TOLD THEY WERE POSSIBLE. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO AN ORDER WILL NOT EXCEED THE AMOUNT YOU PAID US FOR THAT ORDER.

Nothing in these Terms limits liability that the law does not allow to be limited, including liability for fraud, willful injury, gross negligence or violation of law. Some places do not allow certain limits, so some of this may not apply to you.

Governing law

These Terms and any dispute about them or the Services are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules. Any lawsuit must be brought in the state courts located in La Paz County, Arizona, or in the United States District Court for the District of Arizona, and you and we consent to those courts. Either of us may bring a claim in small claims court if it qualifies.

Changes and general terms

We may update these Terms. The new version applies to orders placed after the effective date at the top. If a part of these Terms is found unenforceable, the rest stays in effect. These Terms and the Privacy Policy are the entire agreement between us about the Services. We may assign these Terms in connection with a merger, acquisition or sale of assets. You may not assign them without our written consent.
